Air & Water Quality Testing

The air people breathe and the water they drink are the two things every occupant takes from a building. We measure both on site, against the thresholds set by the health-based standards, and report what the instruments found.

What is Air and Water Quality Testing?

Air testing measures what occupants breathe. A full campaign covers more than 30 individual volatile organic compounds and total VOCs, particulates as PM2.5 and PM10, carbon dioxide, ozone, nitrogen dioxide, carbon monoxide, formaldehyde and radon, with ventilation effectiveness established through air-change measurement. Water testing samples at the tap, where people drink, for chemical parameters, turbidity and more than 40 microbiological markers, Legionella included.

The campaign is run after construction ends and before occupancy, with the ventilation operating as it will in use, across every occupied space type. That is the condition the certification credits specify, and it is also the only condition under which the results describe what occupants will experience.

Health-based certification has put numbers on what used to be described in adjectives. The testing serves LEED v4 and v4.1 EQ credit 4, Indoor Air Quality Assessment, Option 2, the performance-based pilot credit EQpc124, and WELL Air features A01 to A05. The measurements matter well beyond the certification: indoor air quality affects concentration, comfort and health, and water safety is not negotiable in any building.

We verify these thresholds with instruments, and when we also design the ventilation and water systems, we design to them from the start. We are a WELL Performance Testing, so the verification WELL requires can be carried out by our own team.

the process

How we test air and water quality

step 01

Protocol

Parameters, sampling points and standards set to the certification or the client's requirement.
step 02

Measurement

On-site sampling and instrument measurement under representative operating conditions.
step 03

Analysis

Laboratory results and field data assessed against the applicable thresholds.
step 04

Findings

A clear picture of what passes, what needs attention and what fails, with causes and corrections where thresholds are missed.

why energo

Why choose Energo for Air & Water Quality Testing?

These are measurements about people, taken where people meet them: at the breathing zone and at the tap.

Whether the reason is a certification, a complaint, or simply wanting to know, the value is the same, because a threshold that is missed becomes straightforward to correct once its cause is traced to the system behind it.
01 method

Point-of-use sampling

Water is sampled at the tap and air at the breathing zone, not at the plant. Measurements taken at the system tend to look better than the conditions people experience, and it is the conditions people experience that matter.
02 diagnosis

Causes traced to systems

When a result falls outside the threshold, the ventilation or water system behind it is one we understand and can correct. The finding comes with a likely cause and a recommended fix, not only a number.
03 standards

WELL-aligned protocols

Our WELL Performance Testing Agent tests to the protocols WELL uses for its own verification of Air features A01 to A05, and to the LEED EQ credit 4 assessment method. Project testing and certification testing therefore tell the same story.
04 reporting

Plain-language results

Findings are reported as clear conditions and priorities. The person reading them should be able to decide what to do next without a background in building services.
