MEP stands for mechanical, electrical and plumbing: the heating, cooling and ventilation, the power and lighting, the water and drainage, and the controls that make a building work. MEP design is the engineering of those systems, coordinated with the architecture, the structure and, where there is one, the certification target.

Q: What is an energy audit?

A systematic study of how a building uses energy and where it could use less, carried out to ASHRAE Levels I, II or III depending on the depth required. The result is a diagnosis of the building as it runs and a costed list of measures, each with its simulated saving.

Q: Does Energo work on existing buildings?

Yes. Existing buildings are certified under LEED O+M and BREEAM In-Use, audited for energy and water, tested for air-tightness and air quality, and assessed for ESG reporting. Ušće Shopping Center in Belgrade was the first LEED for Existing Buildings certification in the region, and has since been recertified.

Q: What is the difference between BREEAM and WELL?

BREEAM assesses a building's environmental performance across energy, water, materials, waste and management. WELL assesses what the building does for the people inside it: air, water, light, comfort and mind. Many projects pursue both, and the two overlap less than they might appear to.

Q: How long does LEED certification take?

It depends on the project's size and stage, and on the construction programme. Registration can happen at concept stage and the certificate follows the completed building, so the certification runs alongside the project rather than adding to it. The decisions that most affect the outcome are made early, which is why we prefer to be involved from the brief.

Q: Which certifications does Energo work in?

LEED, WELL, BREEAM, DGNB, Parksmart and WiredScore for buildings, and GRESB, GRI, CSRD and the EU Taxonomy for portfolio reporting. Energo is a GBCI LEED Proven Provider, a WELL Performance Testing Organization, a GRESB Partner, and the only accredited Parksmart Advisor in Europe.

G-Park Cameri

75,000 sqm logistics warehouse and office complex in Cameri, Italy. It achieved BREEAM International New Construction v6 – Excellent with a 75% score, reflecting strong, well-balanced ESG performance. We acted as BREEAM Assessor, providing energy modelling, LCA/LCC, commissioning support and indoor air quality testing throughout the project.

Our work starts in the engineering. A rating system describes what a good building does: how much energy and water it uses, what the air inside is like, how it treats the people in it and the place around it. Those are the same questions an engineer asks when designing the systems, which is why certification and engineering sit so naturally together.

When a project comes to us for certification, the credit targets go into the brief from the start. The mechanical, electrical, façade and lighting design is coordinated with the standard while it is still being drawn, the performance tests are scheduled into the construction programme, and the evidence is ready when the submission opens. When a project comes to us for one service alone, we bring the same habit: we look at the whole building, and we share what we find.

The certificate then describes something the building does. Which is what it was always meant to do.
