We supported the development of VERONA DC1, a next‑generation logistics hub and the first building in Italy to achieve DGNB Platinum certification. The 130,000 sqm distribution center, built for Zalando in Nogarole Rocca (Verona), is designed to combine high operational performance with ambitious sustainability objectives, ensuring a resilient and future‑proof asset for both investor and tenant.
From the earliest design stages, we defined and coordinated all DGNB guidelines, translating them into clear requirements for the architectural, structural, MEP, and operational teams. We guided the project through the DGNB certification pathway, acting as DGNB Auditor and technical partner to align material choices, building envelope performance, energy systems, and site strategies with the highest DGNB benchmarks.
Our work included a complete Life Cycle Assessment, quantifying the building’s environmental impact over its entire lifespan and supporting low‑carbon design decisions. By integrating LCA results into the design and construction process, we helped optimize the balance between embodied emissions, energy efficiency, and durability, while also enhancing the building’s long‑term value and compliance with emerging ESG expectations.
Throughout design and construction, we provided continuous technical support and quality control to ensure that sustainability targets were not only defined on paper but also verified on site. This integrated approach allowed the project to reach DGNB Platinum performance, positioning VERONA DC1 as a reference case for large‑scale, sustainable logistics developments in Italy and across Europe.
