What is Parksmart?
Parksmart, administered by GBCI as a joint programme with the International Parking & Mobility Institute, certifies parking structures on management, programmes, technology and structure design, and innovation. It rewards the things that make a garage cheaper to run and better to use: efficient ventilation and lighting, EV charging, low-emission materials, tenant-facing programmes.
Parking structures carry unusual engineering: large contiguous volumes, CO-driven ventilation demand, lighting that runs around the clock. Small design decisions multiply across thousands of operating hours.
We are the first and only Parksmart Advisor in Europe, which came about through the engineering rather than the other way around.

Parksmart is a specialised scheme, and accredited advisors are few. We are the first and only Parksmart Advisor in Europe, so the guidance for your project draws on certifications we have completed.
02 Ventilation engineering
Technical expertise
Garage ventilation is sized for carbon monoxide, and the difference between constant-speed and demand-controlled systems is one of the largest operating costs in the building. We design the ventilation and its controls as part of the MEP scope, so the sizing and the sensors are decided together.
03 Lighting economics
Lighting designed for continous operation
Garage lighting runs all day and all night. Luminaire selection, zoning and occupancy controls are calculated rather than assumed, which is where most of the lighting energy in a parking structure is saved.

Measures that pay back
Most Parksmart credits correspond directly to operating cost. The scorecard and the running costs improve together, so the certification tends to fund itself over the first years of operation.
