the brief

Exploring LEED certification for an operating bank headquarters

In 2013 we carried out a feasibility study for LEED for Existing Buildings: Operations & Maintenance (EBOM) at the Société Générale headquarters in Belgrade, a building of approximately 13,000 m².

Unlike certification for new construction, LEED EBOM looks at a building that is already in use. It considers how the building is run day to day: how it uses energy and water, how it is maintained, how waste is handled and how comfortable it is for the people who work inside.

A feasibility study is a sensible first step on that path. It shows an owner where the building stands today, which requirements are within reach and what would need to change before a certification process begins.

Our assignment addressed the potential certification of the existing headquarters, giving the bank a grounded basis for deciding how to move forward with the operational performance of its building.

A short call is usually enough to tell whether the certification target and the engineering can be made to agree from the start. We can talk through where the constraints are likely to sit, what the rating realistically requires of the building, and how the two come together before any drawings are committed.
