The building has achieved BREEAM International New Construction 2016 – Good, with an overall score of 51.8%, establishing a certified sustainability baseline for future development strategies.

Instead of positioning itself as a high-performance or flagship project, the asset plays a strategic baseline role, allowing owners and operators to assess, prioritise and plan future upgrades, efficiency measures and decarbonisation actions.

In this context, the certification highlights:

• a solid management and health & wellbeing framework, ensuring acceptable operational and user conditions;

• good energy and water performance, providing a stable foundation for targeted efficiency improvements;

• balanced results across materials, waste and land use, consistent with the industrial nature of the building;

• limited innovation content, clearly identifying opportunities for future ESG enhancement initiatives.

Overall, Novara S. Agabio – Building A stands out as a transformation-ready asset, where BREEAM certification supports transparency, benchmarking and informed decision-making, while enabling a clear roadmap from baseline compliance towards higher sustainability performance over time.

Throughout the project, ENERGO acted as BREEAM Assessor and sustainability consultant, delivering energy modelling, Life Cycle Assessment and Life Cycle Costing (LCA/LCC), commissioning activities, indoor air quality analysis, and advisory services aimed at defining a clear ESG baseline and long-term upgrade potential.
