Rome Gate Park – Building 3

Rome Gate Park – Building 3 is a high-performance logistics asset that delivers certified excellence through an integrated sustainability and ESG-driven approach.
With an overall score of 74.0%, the project has achieved BREEAM International New Construction v6 – Excellent, positioning itself among the leading sustainable logistics developments in Central Italy.

From the early design stages, ENERGO supported the project as BREEAM Assessor and lead sustainability consultant, managing the entire certification process and coordinating a comprehensive package of technical services.

In particular, ENERGO provided:

• energy performance modelling, aligned with BREEAM v6 requirements and CRREM-based decarbonisation pathways;

• Life Cycle Assessment (LCA) and Life Cycle Costing (LCC) to optimise environmental and economic performance over the building’s life cycle;

• commissioning strategy definition and coordination, ensuring continuity of performance from design to operation;

• indoor air quality and indoor environmental quality analyses, supporting strong Health & Wellbeing outcomes;

• integrated sustainability consultancy during both design and construction, ensuring consistency across all BREEAM categories.

As a result, the project achieves a balanced and category-leading performance, with particularly strong results in Energy, Water, Waste, Health & Wellbeing, and Innovation.
Overall, the development demonstrates how a structured sustainability strategy can act as a core project driver, rather than a standalone compliance exercise.
